Partner Terms

Last updated: 24 October 2026

In short: the side of a deal you bring is yours, and you collect its fee from your client. Lokazen brings and bills the other side. From your 11th deal in a financial year, Lokazen adds a bonus on every deal. KYC comes first, and neither of us goes around the other.

1. Who these terms are for

  1. These terms are an agreement between Lokazen ("Lokazen", "we") and you, a broker, property consultant, leasing team or channel partner who uses the Lokazen partner dashboard ("you", "the Partner"). If you act for a firm, you confirm you may bind it, and "you" includes the firm.
  2. They apply alongside Lokazen’s Terms & Conditions and Privacy Policy. Where they differ on partner matters, these terms apply.
  3. "Partner" is a commercial term. Nothing here makes either of us the employee, agent, joint venturer or legal partner of the other.

2. Your registration and KYC

  1. You keep your profile accurate and your login to yourself. You are responsible for what is done through your account.
  2. You complete identity verification (KYC) through Lokazen’s provider before you can view Lokazen’s listings, share them with brands or receive any payment from Lokazen. You may list your own spaces before KYC.
  3. You hold any licence or registration the law requires for your work, and you follow the law that applies to it.

3. How fees are shared

  1. Each side of a lease (the owner and the brand) pays its own fee to whoever brought it, at the rate agreed with that side (for example 15 or 30 days’ rent). Lokazen’s fee on the side it brings is set by its own terms with that client.
  2. You bring the space: when a brand Lokazen introduces signs a lease for a space you listed with Lokazen, the owner side is yours. You agree and collect your fee with the owner directly. Lokazen bills the brand.
  3. You bring the brand: when a brand you brought signs a lease for a Lokazen space you shared with it through a shortlist, the brand side is yours. You agree and collect your fee with the brand directly. Lokazen bills the owner.
  4. Neither of us is liable for the other’s fee, and neither will ask the other’s client for it.
  5. Who brought a side is decided by the record in Lokazen: the date you listed the space, or the date you shared the shortlist containing the space with the brand. The earlier record wins.

4. The incentive grid

  1. Deals 1 to 10 in a financial year (Partner): your fee from your own client, as set out in clause 3. No bonus.
  2. Deals 11 to 20 in a financial year (Silver): a bonus of 10% of the lease's monthly rent, on each deal.
  3. Deals 21 to 30 in a financial year (Gold): a bonus of 15% of the lease's monthly rent, on each deal.
  4. Deals 31 and above in a financial year (Platinum): a bonus of 20% of the lease's monthly rent, on each deal.
  5. A deal counts when the lease is signed and Lokazen has received its own fee on it in full. Deals are counted per financial year (1 April to 31 March); the count starts again each April.
  6. The bonus is a share of the lease’s monthly rent, excluding GST, maintenance, deposit and other charges. It is paid only on deals in a bonus band, not backdated to earlier deals.
  7. Lokazen pays the bonus within 15 days of receiving its own fee on that deal, against your valid invoice, to a bank account in your verified name or your firm’s.
  8. If Lokazen refunds or does not collect its fee on a deal, no bonus is due on it, and a bonus already paid on it is set off against later payments.

5. Bank details and payments

  1. You can add bank details once your KYC is verified and 10 deals are recorded in the financial year, so they are ready before your first bonus.
  2. Lokazen pays only to an account in your verified name or your firm’s. Changing bank details may need fresh verification.
  3. Lokazen deducts tax at source where the law requires it and issues the certificate. If you are registered for GST, invoice with GST and Lokazen pays it on a valid invoice. You are responsible for your own taxes.

6. Listings you add

  1. You list a space only with the owner’s consent and authority to market it, and you tell Lokazen promptly if that changes or the space is taken.
  2. What you add (address, size, rent, deposit, floor, power, photos, videos) is accurate to the best of your knowledge. Lokazen verifies listings and may edit, hold or remove one that is wrong or incomplete.
  3. You have the right to the photos and videos you upload, and you allow Lokazen to show and use them, with the listing’s details, to market the space.
  4. Owner names and numbers you give Lokazen are kept private and used only to arrange the deal.

7. Working fairly with each other

  1. Brand requirements in the dashboard are shown without names. You will not try to identify, contact or deal with a brand Lokazen introduced, or its people, outside Lokazen.
  2. For 12 months after Lokazen introduces a brand or a space to you, you will not close a lease between them, or between them and anyone you act for, without Lokazen.
  3. Lokazen will equally not take the owner side of a deal on a space you listed, or the brand side for a brand you brought, during your listing or shortlist and for 12 months after it.
  4. If a deal is closed in breach of this clause, the party in breach pays the other the fee that party would have earned on it.

8. Confidentiality and data

  1. Each of us keeps the other’s non-public information (requirements, terms, contacts, the data in briefs) confidential and uses it only for deals through Lokazen. Shortlist links are for your own clients.
  2. Each of us handles personal data under the Digital Personal Data Protection Act, 2023 and the rules made under it.
  3. KYC is run by Lokazen’s verification provider. Lokazen keeps only your verified name, the last four digits of the document, your date of birth and the result.

9. Conduct

  1. You will not misrepresent a space, a brand or Lokazen, offer or take bribes, or charge a client for something Lokazen gives them free.
  2. Lokazen may suspend your access, hold a payment or end these terms if you breach them, after telling you why.

10. Changes and ending

  1. Lokazen may change these terms or the incentive grid with 30 days’ notice in the dashboard. A change never reduces a bonus on a deal already signed.
  2. Either of us may end these terms with 30 days’ written notice. Fees and bonuses on leases signed before the end, and clauses 7 and 8, survive.

11. Liability

  1. Lokazen’s data and briefs are information to help a decision, not advice or a guarantee about any space or deal.
  2. Neither of us is liable to the other for indirect or consequential loss. Lokazen’s total liability under these terms is limited to the bonuses paid or payable to you in the 12 months before the claim.
  3. You indemnify Lokazen against claims arising from a listing you added without authority or with wrong information, or from your breach of these terms.

12. Disputes and governing law

  1. We will first try to settle any dispute by talking in good faith for 30 days, then by mediation in Bengaluru.
  2. If that fails, the dispute goes to a sole arbitrator under the Arbitration and Conciliation Act, 1996, seated in Bengaluru, in English.
  3. These terms are governed by the laws of India, and the courts of Bengaluru, Karnataka have exclusive jurisdiction, including for urgent relief.
