A street name is not a listing.

A street name is not a listing.
A caption that says "near Indiranagar" or "Koramangala shop" is a street nickname. It is not a listable unit. The factory we built cannot score a nickname. Brands scoring a brief need size, rent, road, permitted use, and photos of this empty unit. Gossip in a WhatsApp forward does not clear that gate. Matching is scored against a brief, not a neighbourhood nickname.
Yesterday's neighbourhood-is-not-a-brief note wrote the demand-side sentence: a neighbourhood word is not a brief. This page is the owner companion. It does not rewrite that intake page. It writes the supply-side sentence those briefs assume: a street name is not a listing.
This page also does not rewrite the recent owner notes. The 10 September listable-unit note is intake: size, rent, photos of this empty unit, permitted use, road. The 12 September matching-floor note is the product those fields sit on. The 14 September papers-before-keys note is the possession gate. The 16 September skip map is why a vacant-looking unit still misses a given five. This page names the listing honesty underneath those four: put the unit in with facts, or it is not on the floor.
Lokazen is a match factory. Owners list free. Brands pay. That is the commercial shape we built. It is not a PropTech slogan. Onboarding takes under five minutes once the unit is specified. The brand-side output is five scored matches. A score is decision-support, not a lease. Counsel and possession stay with the parties. A success fee applies when a lease closes. Nothing here promises an LOI.
What the nickname cannot list
Indiranagar is a locality name. Koramangala is a locality name. "Near 100ft" is a gesture. None of those names a shell. Yesterday already said a neighbourhood word is not a brief. This page adds the listing consequence: without a scoreable unit, the factory has nothing to put in front of that brief.
A 3,500 dining room on Indiranagar 80ft and a 500 sandwich counter on Indiranagar 100ft share a postcard. They do not share a listing. Held public placements already published those two sizes on those two roads. A forward that says "Indiranagar shop, good location" treats them as one product. They are not. The factory will not invent the missing fields so the nickname can ride along.
We do not publish how often a first listing arrives as only a street name or a "near" pin. That figure is unknown here and is not estimated. The claim is narrower: the nickname is a starting mood. Listing starts when the five fields below can be written about this empty unit.
The five fields a listing has to name
The 10 September note already named size, rent, photos of this empty unit, permitted use, and road. This page does not walk that checklist again. It names the listing-side set the factory actually scores against a brief:
Missing any one of those fields is not a near-miss the factory should thank you for. Yesterday refused the word that licenses a dump of vacant shops. This page refuses the street name that licenses a dump of rumours.
Same nickname, different shells
The 13 September machines note already named the trap. This page reuses the held units so the listing rule has a picture, not a new geography lesson. Burger Seigneur on Indiranagar 80ft is already in public Lokazen copy at about 3,500 sqft. Sandowitch on Indiranagar 100ft is already published at about 500. Eleven Bakehouse on the same 100ft is already published at about 1,000. Madam Chocolate on the same 100ft is already published at about 500. Those sizes are named units, not a sample, and they are not a claim that any of those brands is expanding.
Tan Coffee on Koramangala 80 Ft is already published at about 2,200 sqft. Evil Onigiri on St Marks Road is already published at about 1,000. Central high street is not Koramangala 80 Ft. Gallery context stays in the placements note. This page does not invent how many other outlets any of those brands hold. Unknown here.
If the listing cannot tell 500 from 3,500, the factory cannot put the unit in a five that needs a named shell. Write the size. Write the road. Then the street name can sit in the background where it belongs.
A WhatsApp forward is not a listing
The matching-floor note already said we built a floor, not a forward chain. This page does not rewrite that product note. It names the listing skip: gossip in a forward does not clear the gate.
A unit that lives in six groups as "near Koramangala, pics next message" has not been listed. The people in those groups may still be the right tenant. The rest of the city cannot tell, because there is nothing to score. Circulation is not inventory. The 16 September skip map already said a forward is not a shortlist. This page says the earlier sentence: a forward is not a listing either.
Last year's tenant Instagram is not a photo of this empty unit. A pin code is not a road. "About 500, good location" is a rumour. The factory will not invent the missing field so the shutter can ride along in someone else's five.
The rent context we already publish (not a rate card)
Owners often read a missing listing as a rent problem. Benchmark the pocket first, the same rule as the listable note, the matching-floor note, the skip map, and the vacancy playbook. Across the 124 commercial pockets Lokazen benchmarks, ground-floor rent runs from about Rs 58 to Rs 575 per sqft per month. Across 145 live ground-floor retail and restaurant listings, the median ask is about Rs 200 and the lower quartile about Rs 135. Already in the vacancy-versus-fair-rent playbook. Not new measurements. Not a street rate card.
A locality name is not a pocket. Koramangala typicals already published run from about Rs 280 on the inner blocks to Rs 350 on 5th Block Core. Indiranagar from Rs 350 on 100 Feet Road to Rs 480 on Double Road. A caption that will "take Indiranagar rent" has not named an ask. The number does not invent the machine.
Every month a unit circulates as a street nickname and is not on the floor is a vacant month, unless a tenant from those six groups has already signed. Holding out for 10% more rent takes ten months of full occupancy to recoup one vacant month (recovery months = vacant months ÷ premium). Already published arithmetic. The formula ignores carrying costs, which makes it optimistic for the owner who waits. Full table stays in the vacancy playbook.
Lokazen does not publish footfall by road, outlet counts by brand, time-on-market, visit counts, enquiry counts, or win rates, and none is estimated here. The rent span is context. The product is a listable unit.
Dual read
If you are the owner
This is the supply-side page. A street name is not a listing. Write size, rent, the road-level machine, permitted use, and photos of this empty unit. Keep the unit on the floor we built, not in a forward chain. Accept that "near Indiranagar" will not enter anyone's five, because it never entered inventory. List free on lokazen.in. Owners list free. /for-owners is the dedicated owner page if you want the longer walkthrough first. A success fee applies only when a lease closes.
If you are the brand
Short demand-side read. Yesterday already wrote the intake rule: a neighbourhood word is not a brief. Write size, rent, the road-level machine, permitted use, and stretch. Keep occupied corridors out. The 15 September gap filter still applies. A PDF of shops that only share a street nickname is not matching. Five scored matches beat that dump. After a match is merely interesting, the five signals and the negotiation playbook are the next job. Start a brand search or use /for-brands. This owner page does not quote Starter, Pro or Premium prices. The longer process stays in the brand expansion playbook. A score is still not a lease.
What this page will not invent
- How often a first listing arrives as only a street nickname: not published; unknown here.
- Outlet counts by brand: not published; unknown here.
- Win rates, enquiry counts, match-conversion, time-on-market, visit counts, footfall: not published; unknown here.
- Rents by road beyond the already-held pocket typicals: not published; unknown here.
- Brand plan prices: not on this owner page.
- Promised LOIs: a listing is not a deal, a nickname is not a deal, and a score is not a deal.
The held placement sizes, the under-five-minute listing, the five scored matches, the 124-pocket rent span, and the recovery-months formula are already in print on this site. This page applies them to one job: saying that a street name is not a listing.
Owner playbook: put the unit in with facts
- Do not send a street nickname and call it a listing. Near Indiranagar and Koramangala shop are words. Name the road-level machine. Revisit the machines note.
- Do not skip the five listable fields. Size, rent, photos of this empty unit, permitted use, road. Revisit the listable-unit note.
- Name the shell this unit actually is. Held placements on one street nickname already run 500, 1,000 and 3,500. A 500 sandwich shell will not enter a 3,500 dining five. Revisit the skip map.
- Write an ask against a named pocket, not "Indiranagar rent." The vacancy playbook already holds the city span.
- Keep the unit on the floor we built, not in six groups. Revisit the matching-floor note.
- Treat a WhatsApp gossip chain as circulation. It is not a score. It is not a lease. It is not a listing.
- List where briefs actually run. lokazen.in is the owner list path. Free to list. Five scores on the other side are not a lease.
A note on the data
Named placement sizes (Burger Seigneur, Indiranagar 80ft, about 3,500; Sandowitch, Indiranagar 100ft, about 500; Eleven Bakehouse, Indiranagar 100ft, about 1,000; Madam Chocolate, Indiranagar 100ft, about 500; Tan Coffee, Koramangala 80 Ft, about 2,200; Evil Onigiri, St Marks Road, about 1,000) are already in public Lokazen copy, including the 9-17 September notes. Ground-floor rent from about Rs 58 to Rs 575 across 124 tracked pockets, the live-listing median near Rs 200 and lower quartile near Rs 135 across 145 ground-floor retail and restaurant listings, are already in the vacancy playbook. Recovery months = vacant months ÷ premium is arithmetic from that playbook, lost rent only. Under-five-minute onboarding and five scored matches are already in the 9 September brief note. Owners list free; brands pay: already the public commercial shape.
Lokazen does not publish footfall by road, outlet counts by brand, match-conversion, enquiry counts, win rates, time-on-market, or visit counts, and none is estimated here.
List the unit, not the street
If you have a Bangalore commercial shop that has been living as a street nickname, write the five fields and put the unit on the floor we built. List free on lokazen.in. Brands who need a scoreable brief start at /?start=brand.

Frequently asked questions
- Why is a Bangalore street name not a listing?
- Because a street nickname does not name a shell. Indiranagar already has a published 3,500 sqft dining room on 80ft and 500 / 1,000 counters on 100ft. The factory scores size, rent, road, permitted use, and photos of this empty unit. Gossip in a WhatsApp forward does not clear that gate. Five scored matches are decision-support, not a lease. Lokazen does not publish win rates or how often a first listing arrives as only a street name.
- How is this different from yesterday's neighbourhood-is-not-a-brief note?
- The 17 September note is the brand intake honesty companion: a neighbourhood word is not a brief. This page is the owner companion: a street name is not a listing. It does not rewrite the 10 September listable note, the 12 September matching-floor note, or the 16 September skip map. Matching is scored against a brief, not a neighbourhood nickname.
- What five fields does a listable Bangalore unit need?
- Size, rent, road, permitted use, and photos of this empty unit. The 10 September listable-unit note already wrote those fields. A street nickname is none of them. List free at lokazen.in. Onboarding takes under five minutes once the unit is specified.
- If I write near Indiranagar or Koramangala shop, is that enough?
- No. Those are street nicknames, not listable units. Indiranagar 80ft and Indiranagar 100ft are different machines, already shown by held placements at about 3,500 versus 500 / 1,000. Koramangala 80 Ft is already published at about 2,200 for a named coffee room. Name the road and the size. List free at lokazen.in.
- Do property owners pay to list on Lokazen?
- No. Owners list free. Brands pay. Onboarding takes under five minutes once the unit is specified. Five scored matches are decision-support, not a lease. A success fee applies when a lease closes. This owner page does not quote Starter, Pro or Premium prices. Nothing on this page promises an LOI.
- Is a WhatsApp forward a listing, and is a Lokazen score a lease?
- No and no. Circulation in six groups is not inventory. A listing starts when the five fields exist on this empty unit. Five scored matches are decision-support, not a lease. Counsel and possession stay with the parties. After a match is merely interesting, read the five signals guide and the negotiation playbook. Match-conversion is unknown here.
