Quick answer: BTM is four locality rows, not one. On Lokazen's 23 October 2026 census they hold 1,129 operating outlets: BTM Layout 416, Btm 1st Stage 338, Bda Layout Btm 4th Stage 205 and Btm 170. The northern rows near the BTM Layout and Jayadeva Hospital metro stations are F&B-led. The 4th Stage row is evenly split between food, retail and wellness. Lokazen's sourced ground-floor rent for BTM pockets is Rs 100 to Rs 220 per sqft per month, typical Rs 150 (records dated April 2026).
Brokers say "BTM" and mean anything from the Silk Board flyover to the edge of Bannerghatta Road. The census does not. It splits BTM into separate locality rows, and the rows behave differently. Our Bannerghatta Road guide covers the corridor to the south and does not repeat here. This page is about the BTM stages only.
The four populated rows are BTM Layout (locality_id 351), Btm 1st Stage (228), Btm (343) and Bda Layout Btm 4th Stage (26). Together: 1,129 outlets. Brand counts stay per row (392, 332, 164 and 203) because a chain present on two rows is counted on each. We do not add them into a single brand total.
BTM 2nd Stage: a zero row, not an empty market
The locality table also has a BTM 2nd Stage row (locality_id 401). It returned zero active outlets on this pull. Outlets on 2nd Stage streets are attributed to the BTM Layout or Btm rows. We label the zero row so nobody reads it as a vacant neighbourhood, and keep it out of the hero cards. The pocket table does hold a BTM 2nd Stage Main Road rent record, shown in the rent section below.
BTM Layout: 416 outlets, QSR-heavy, with a mall anchor
BTM Layout is the largest row. F&B is 257 (61.8%), retail 92 (22.1%), wellness 63 (15.1%) and services 4 (1.0%).
QSR is the top category tag with 51 outlets, ahead of salon (37), cafe (36) and restaurant (32). Electronics (26), apparel (25), biryani (20) and dessert (19) follow. Bars (14) and cloud kitchens (12) are both present. 57 outlets are tagged to Vega City Mall, which is the row's organised retail anchor: 27 of its 92 retail outlets carry that tag. Metro tags split between BTM Layout station (236 outlets) and Jayadeva Hospital (111).
Btm 1st Stage: 338 outlets, cafe-first, all street-front
Btm 1st Stage has no mall-tagged outlets. Its F&B is 179 (53.0%), retail 83 (24.6%), wellness 67 (19.8%) and services 9.
Cafe leads with 48 outlets, then salon (37), apparel (35), gym (27), biryani (26) and restaurant (25). The gym count is high for the row's size, a signal of a young residential and student catchment. Metro tags are BTM Layout station (259) and Central Silk Board (72). Median nearest-metro distance for F&B outlets is about 660 m.
Btm and BDA BTM 4th Stage: smaller rows, different mixes
The Btm row (170 outlets, 164 brands) is the most balanced of the northern rows: F&B 43.5%, retail 27.1%, wellness 23.5%. Salon (23), cafe (21) and electronics (17) lead. Its outlets sit closest to a station, with a median F&B metro distance of about 540 m, mostly tagged to Jayadeva Hospital (92).
Bda Layout Btm 4th Stage is the outlier. Its 205 outlets split almost three ways: F&B 70 (34.1%), retail 68 (33.2%), wellness 62 (30.2%). Salon (38) and apparel (35) top the tags, ahead of restaurant (27), gym (20), cafe (19) and jewellery (16). Median nearest-metro distance is about 2.1 to 2.8 km depending on category, tagged to Hongasandra. This is a neighbourhood-services market more than a food street.

Rent: three BTM pocket records
Lokazen's commercial pocket table has three BTM records. All three show a typical ground-floor rate of Rs 150 per sqft per month.
| Ground floor range (Rs/sqft/month) | Typical | Upper floor typical | Confidence | Record date | |
|---|---|---|---|---|---|
| BTM Layout | 100 to 220 | 150 | 75 | high | 1 Apr 2026 |
| BTM Layout 1st Stage | 100 to 200 | 150 | 80 | medium | 18 Apr 2026 |
| BTM 2nd Stage Main Road | 100 to 220 | 150 | 75 | medium | 18 Apr 2026 |
| Silk Board Junction Commercial (neighbour) | 100 to 230 | 165 | 88 | high | 18 Apr 2026 |
| Bannerghatta Road Core (neighbour) | 115 to 260 | 180 | 90 | high | 18 Apr 2026 |
The pocket table has no separate record for BDA BTM 4th Stage, so we do not quote one. The records are benchmarks. A main-road corner with metro visibility and a mid-block unit on an inner street will price differently inside the same range. For a full city frame, use the area-wise rent guide.
How to brief for BTM
- Name the row. "BTM Layout near Vega City" and "4th Stage near Hongasandra" are different briefs with different competition.
- QSR and cafe brands should expect dense like-for-like competition on BTM Layout and 1st Stage: 51 QSR tags on one row and 48 cafe tags on the other.
- Salon, gym and apparel formats are well represented on every row, which proves demand but rules out an empty-category story.
- Mall or street: only BTM Layout has a meaningful mall-tagged count. Elsewhere, assume street-front economics.
- Compare neighbours: Koramangala, HSR Layout and Jayanagar and JP Nagar border the BTM rows.
