Brands collapse south Bangalore into one slide. The published record does not. Jayanagar has a zone-basis total of 877 outlets (695 brands) and a locality-guide total of 332 outlets (283 brands). JP Nagar has a zone-basis total of 477 (388 brands) and a locality-guide total of 56 (54 brands). Those pairs are already on the difference note and the June locality guide. They are different cuts. Adding them, averaging them, or sliding either pair onto Banashankari is a basis error.

Jayanagar 4th Block at Rs 140 is about Rs 1.40 lakh a month, or about Rs 16.8 lakh a year. Bannerghatta Road core at Rs 180 is about Rs 1.80 lakh a month, or about Rs 21.6 lakh a year. Same south Bangalore conversation. A year of rent that moves by about Rs 7 lakh depending on which published neighbour you actually sit next to. Those are pocket typicals, not quotes, and none of them is a Banashankari rate card.
The Vijayanagar and west Bangalore guide already prints Vijayanagar Main Road at about Rs 110 typical (Rs 75 to Rs 155). That is a west value arterial in the value-pocket guide, grouped with RT Nagar, KR Puram and Gandhi Bazaar at about Rs 105 to Rs 120. Use it as a city value reference. Do not slide Rs 110 onto Banashankari Main Road without a published pocket.
City rent context (already published, not a rate card)
Across the 124 commercial pockets Lokazen benchmarks, ground-floor rent runs from about Rs 58 to Rs 575 per sqft per month. Across 145 live ground-floor retail and restaurant listings, the median ask is about Rs 200 and the lower quartile about Rs 135. The fitness studio and gym leasing playbook already grouped BTM Layout interior streets, Jayanagar residential commercial, and Bannerghatta Road residential pockets as a neighbourhood-fitness rent band of about Rs 90 to Rs 160 per sqft. That note is about frequency gyms and small-group training in residential-density streets. It is not a Banashankari shopfront typical. It is not a Padmanabhanagar outlet count. It does not prove how many gyms sit in these two names. We do not publish a Banashankari gym count.
Read it as a format hint, not a census. Neighbourhood fitness is already described as a walking-catchment product that cannot pay destination ground-floor rent. If a Banashankari or Padmanabhanagar brief is actually a 1,500 to 4,000 sqft upper plate for daily members, that published band is the honest neighbour context. If the brief is a 400 sqft bakery counter, do not borrow the gym band.

Basavanagudi's own guide already said the catch is old, subdivided stock: narrow frontages, small floorplates, power load that stalls café and salon deals after heads of terms. That is Gandhi Bazaar's building fabric. It is a useful inspection warning for any older south residential main road. It is not a Banashankari vacancy survey. Walk the specific shutter. Write unknown rather than café-ready.
A 400 sqft counter at Basavanagudi's Rs 120 typical is about Rs 48,000 a month. At Jayanagar 4th Block's Rs 140 it is about Rs 56,000 a month. At Bannerghatta Road core's Rs 180 it is about Rs 72,000 a month. The bakery guide's 8 to 12 per cent rent-to-revenue rule still applies on those neighbour plates.
